– Commercial Building Assessments –

Commercial building assessments are typically conducted by qualified professionals such as engineers, architects, or building inspectors, who use specialized tools, techniques, and standards to assess the property thoroughly.

  • Capital Reserve Forecast

    A capital reserve forecast is a multiple-year plan that forecasts a property’s expected expenses in repairs, replacements, and enhancements by considering the current condition and remaining useful life based on the findings from a Property Condition Assessment.

  • Opinion of Cost Report

    An opinion of cost report compiles cost estimates for immediate improvements and enhancements to the property based on the findings from a Property Condition Assessment.

  • American Disability Act (ADA) Compliance Survey

    The results of an ADA compliance survey show the property’s compliance with the ADA business’s understanding of areas where they need to improve accessibility and take appropriate actions to ensure compliance with the ADA regulations.

  • Accessibility Survey

    An Accessibility survey or assessment is a systematic evaluation of a physical environment, digital platform, product, or service to determine its accessibility for people with disabilities.   • Insurance Pre Loss-Assessment

It serves as a baseline or starting point so insurers can recognize that damage was caused by a specific incident and wasn’t there previously.

  • Insurance Loss Assessments

    An insurance loss assessment refers to the process of evaluating and documenting damages or losses incurred by an insured party, typically related to property damage, liability claims, or other covered events

  • Maintenance Strategy Program

    The objective is to guide a building owner through the budgeting, planning, and execution of maintenance inspections, repairs and replacements, and prevention of unnecessary catastrophic repair expenses.   • Property Condition Assessment (ASTM E2018-15)

HOW DOES THE PROCESS OF REQUESTING COMMERCIAL SERVICES WORK?

  • Request Proposal & Scheduled Services

    Our team will gather the essential information about the property and present a proposal for the services requested.  If accepted, we will provide confirmation and officially schedule the project.

  • Consultation With the Inspector

    All site inspections will need a pre-inspection meeting; this is conducted via phone call but can occur in person if the project requires on-site evaluation before the inspection date. The inspector will discuss the overall work process, property details, and any relevant issues at this time.

  • Site Inspection

    A comprehensive on-site inspection of the commercial property that will include identifying and inventorying qualifying component assets, taking measurements and photographs, and collecting condition assessment data.

  • Report Writing

    The report preparation process will begin upon competition.  The depth and scope of the report depends on the services performed.

  • Report Submission & Review

    Once the reports are complete, we inform the client that all documents and reports are available for review on the inspection portal.

  • Follow-Up Consultation

    The inspector is available for a phone call to review and discuss the findings.

As part of our standard service, we will conduct research on the subject property, including a review of available records and interviews of person(s) with the most knowledge about the condition of the property.  It is the client’s responsibility to procure and provide documents for research and for coordinating interviews. The final product of the commercial property inspection is the written report (PCR).

OUR POLICIES

Agreement- We require every commercial inspection client to agree to and sign the inspection agreement.  This will include the scope of work, outline payment policy and guarantee of payment, limitations, and liabilities.

Payment- The final inspection fee will depend on the scope and timeline of the inspection, services requested, size of the property, and the distance from our office. Please submit the proposal request form for a specific price quote.  A deposit is due at the time of scheduling.  If the inspection is cancelled for any reason at any time a 300.00 fee will be assessed. 100% of the inspection fee is due prior to releasing any reports

Qualifications- When choosing a commercial inspector, choose a team that is educated and experienced. Volunteer Commercial is certified through an accredited commercial education and training program (CCPIA) and utilizes the American Standard Testing Materials (ASTM) Property condition assessment standard E2018-15 to conduct a baseline assessment for all properties inspected.  As a seasoned expert with over 20 years of experience in maintenance management and an extensive inspection background, I bring unparalleled knowledge and expertise to every property inspection. Risk & Liability- No inspection is a guarantee or warranty of any kind nor is it perfect.  We have the highest qualifications and liability insurance to mitigate errors and omissions.

Travel- When traveling to a commercial inspection site, the inspector will charge the hourly rate for the duration of the expected travel time.  Overnight projects will include hotel cost and meals.
